There is no doubt that 2020 was a transformative year in the commercial real estate industry. The COVID-19 pandemic accelerated the pace of many changes that were already under way and has forced investors and tenants to completely rethink the way that space is used and the way that their businesses are run.
Looking into 2021 and beyond, it is yet unclear which of these changes have real staying power versus which were an immediate reaction to the pandemic. Either way, they are not to be ignored. For individual investors looking to allocate capital to CRE assets, there are a number of emerging trends.

Michael C. Sobolik is a Managing Director and North America Research Strategist for Invesco Real Estate. His responsibility involves oversight of the group’s analysis and forecasting processes, including the integration of research-based views into the firm’s investment underwriting and investment strategy. As a member of the firm’s Investment Strategy Group, Michael provides research-based strategic guidance on matters related to property sector allocation, market selection, and macro risk and opportunity.
Kevin White, CFA
Global Co-Head of Real Estate Research, DWS
Kevin serves as Global Co-Head of Real Estate Research at DWS, focusing on real estate in the Americas. Before joining DWS in 2015, Kevin held investment research and strategy positions at Cole Capital and at Property & Portfolio Research (PPR). Previously, he was a tax policy officer in the Department of Finance at the Government of Canada. Kevin earned a BA in Economics from Queen’s University and MA in Economics from the University of British Columbia. He is also a CFA Charterholder.

Economist, Focus on Real Estate Investments
Brad Case, PhD, CFA, CAIA is an economist who has researched residential and commercial real estate markets, domestically and globally, for more than 25 years. His research encompasses investment return characteristics including returns, volatilities, and correlations with other assets; measuring appreciation in property values; inflation protection; use of DCC-GARCH and Markov regime switching models to measure and predict investment characteristics; the length of the real estate market cycle; and the role of the investment horizon. He has a particular interest in the relationship between listed and unlisted real estate markets. He holds patents as the co-inventor of the FTSE NAREIT PureProperty® index methodology and the backward-forward trading contract. Dr. Case holds degrees from Williams College and the University of California at Berkeley, and earned his PhD in Economics at Yale University where he worked with Robert Shiller and William Goetzmann.
